New construction in a central Austin, mature and charming neighborhood; these twin condominiums are an exceptional find. Just minutes north of downtown and the UT campus, the location is close to I 35, Loop 1 (MoPac), FM2222 (Koenig Lane), 183 and the interior north-south corridors of Lamar Blvd and Burnet Road. Within blocks of the condominiums are bus stops and a light rail station soon to be built for commuters heading downtown or to UT.

Each unit is wrapped in covered porches; the columns are rock and stucco. The front entry is an 8’ solid wood door with an oversized covered porch. When entering the home there is an oversized entry with a hall closet on one side of the entry and a stairway to the other side. The ceiling height downstairs is 10’. All interior doors downstairs are 8’ pocket doors. There are three sets of 8’ French doors that lead out onto the covered porches.

Downstairs is open with no interior walls. There is the oversized entry leading to a living area connecting to a grand, gourmet kitchen, which leads to a dining area large enough to accommodate seating for 10 comfortably. From the living area there is a set of French doors that open onto a large covered porch that is fenced in from the courtyard. It is a great area for those times when the homeowner has an overflow crowd to entertain. From the dining area there are two sets of French doors that open out onto a covered porch that spills out into a private courtyard. Truly, this floor plan is an entertainers dream!

The kitchen is located in the middle of the downstairs. There is an island for the sink, dishwasher and an under counter wine chiller as well as cabinets and drawers. There is room for 8 bar stools to sit along the island counter top. The back wall has extensive 42” Cherry cabinets flanking the slide in range and microwave and the space for the refrigerator. The countertops are black granite with a slate backsplash glazed with a silver metallic.

The kitchen area and the half bath have ceramic tile floors. The downstairs is covered in wood flooring of ¾” natural, hand-scraped Eucalyptus, which is an exceptionally hard floor.

Most of the lighting downstairs is recessed lighting. There are tear drop light fixtures that flood the bar counter top and a chandelier in the dining area.

The top of the stairs opens into a second living area that could be a study, home office, a reading area or a secondary media area. The ceiling height on the second floor is 9’. There is a Master suite and a Jr. Master suite upstairs. The hallway to the master is wide enough for a mini art gallery. The utility closet is spacious and opens from the hall.

There is an exterior door from the upstairs living area that leads to a balcony. From that balcony there is a spiral staircase that leads up to a third floor roof top terrace. The area has water, electricity and wiring for speakers. It is another great area to entertain or just relax. The master suite has its own private balcony as well. In all, each condominium has 5 outside living areas.

Each bedroom has its own bathroom. Each bathroom has an oversized walk in shower. The master bath has a double vanity and a water closet.

Each condominium has a two car garage with attic access with a sub-floor for storage. Located in the garage is a utility closet for storage that houses the Rinnai tankless hot water heater and there is an additional storage area that is perfect for holding the trash containers.

This condo home has interior upgrades and an exceptionally large private yard with privacy fence all around.
